The Villas on Bell Application Requirements & Criteria
Welcome and thank you for applying for an apartment with The Villas on Bell. A separate rental application must be processed on all prospective occupants 18 years of age or older.
A $35.70 non-refundable application fee is required per application.
A Holding Deposit is required to reserve an apartment, and is refundable within 24 hours of receipt.
You will need to bring a valid government ID (drivers license, state ID card, passport or military ID.
INCOME & EMPLOYMENT The combined gross monthly income must prove to be a minimum of two and one half (2.5) times the monthly rent amount.
Acceptable proof of income can be: (Application cannot be processed without proof of income)
Your last two (2) or full month's worth of payment stubs
Official letter on letterhead from employer
Last 3 months of bank deposit history
W-2 or tax return from last year
Verifiable funds equaling 2.5 times the total monthly rent, times the total lease term
Payment of the entire lease term up front in secured funds (separated into monthly increments)
CREDIT & CRIMINAL BACKGROUND A credit and criminal background check will be processed on each applicant. Each applicant must provide a valid Social Security number or a valid Visa/Passport/Green Card number.
Applicants must meet the following criteria:
60% of your open credit lines must be positive
No: charge offs, public records (including garnishments & lawsuits)
Any bankruptcy must be discharged & a copy of the discharge papers must be kept on file
RENTAL/RESIDENCE HISTORY Rental/residence history must be verifiable from unbiased sources, including; current/previous landlords, condominium associations, realty company & private Owners.
Two (2) year minimum of verifiable rental/residential history from your current address
Mortgage history will be accepted if it is listed on your credit report
ADDITIONAL DEPOSIT An additional deposit of up to one (1) month's rent may be required, if your credit history does NOT meet the above criteria.
CO-SIGNER Co-Signers must be screened in the exact same manner as applicants.
AUTOMATIC DENIAL FOR RESIDENCY Applicants will be automatically declined/denied based on the following:
Eviction from a previous landlord
Unresolved judgement
Pending or open bankruptcy
Criminal felony conviction of any kind
Falsification of any information on the rental application
Applications are processed in the order they are received. Once your application, along with ALL of the necessary required documentation is received, it will take approximately 24-48 hours (excluding Sundays) to process.
